You picked: Self-managed HOA

The HOA platform that doesn't need a property manager.

Run dues, events, architectural review, and board records from one home. Built for HOAs who refuse to hand 12% of dues to a management company.

For HOAs under
2,500 doors. Self-managed boards keep 100% of dues. No card to start.
What HOAs actually struggle with

Three reasons boards quit by Year 2.

We talked to a couple dozen self-managed HOAs. The pain isn't the work, it's the friction. Here's what we collapsed.

01 · Dues without chasing

Dues collection, without paper checks.

The treasurer shouldn't be opening envelopes or chasing the four families who forgot. Members pay online, autopay renews each year, treasurer reconciles by clicking.

  • 0% platform fee on every dues payment
  • Per-household billing (one address pays once)
  • Autopay opt-in, dues reminders sent automatically
  • Receipt PDF stored in the member's home page
Included in Core
02 · Board turnover

The new board inherits everything.

Every January the board hands off to a new set of volunteers. Without records, the new board re-asks "who's a member?", "how much was last year's pool budget?", and "what did we promise the city?" Records die in someone's Gmail. We make sure they don't.

  • Full activity log of every board decision
  • AGM voting and motions captured digitally
  • Board-transition kit (one-page handoff doc)
  • Multi-admin permissions with audit trail

03 · Reaching every door

Reach every household, not just the email list.

Half the homeowners don't open email. They read the printed flyer wedged in their door, or the mailbox-stuffer the volunteer dropped last weekend. We let you do both: digital broadcast plus a print-ready PDF newsletter your volunteers can hand-deliver in an hour.

  • Email blast (deliverability built in)
  • Print-ready PDF newsletter (8.5x11, two sides)
  • AI assistant that drafts your monthly newsletter
  • Door-stuffer route maps for volunteers

The four jobs

What an HOA board does on a Tuesday.

Same four things every board runs on. Collapse them into one home so volunteer hours actually move the neighborhood forward.

01 · Dues

Annual dues, autopaid.

Members pay online, treasurer reconciles by clicking.

02 · Events

Pool party. AGM. BBQ.

One page each. RSVPs, paid tickets, check-in.

03 · Volunteers

Welcome committee. Cleanup days.

Shift signups, hours tracking, day-of reminders.

04 · Board

Decisions, archived.

AGM voting, motions, transition kit. Records stay.

We were quoted $8,400 a year by a property management company. We pay GetNeighbor $39 a month, the treasurer doesn't open paper checks, and the board pages survive every January handoff. The math wasn't hard.

Questions HOAs ask first.

If yours isn't here, drop us a line. We answer in plain English.

Do we need a property management company on top of this?

No. GetNeighbor replaces the operational software a property manager would use. If you have onsite maintenance, landscaping contracts, or amenity bookings that need physical-world oversight, those still need a person. But the dues, records, communications, and meetings run on GN.

How does the 0% dues fee work? What's the catch?

Members pay dues via Stripe directly to your HOA's bank account. Stripe takes 2.9% + 30¢ per transaction (industry standard). We take 0% on top of that. The catch is that we make money from your Core subscription ($39/mo) and any packs you add. We don't make money skimming dues.

Can the new board take over when the old board leaves?

Yes. That's the entire point of Core. Every decision, every member record, every payment trail lives in one home. The new board gets the keys, opens the same page, and continues. The Governance Pack adds a board-transition kit that produces a one-page handoff document.

What if our HOA has architectural review committees, fines, or compliance tracking?

Core covers the records side: every architectural request, decision, and resident notification is logged with an audit trail. Fines and compliance enforcement are still board decisions, so we don't automate the enforcement. We make sure the paper trail is bulletproof.

We have over 2,500 doors. Will you still take us?

The 2,500-household cap is on Core's sticker price. Above that we move to Federation tier (custom pricing) which adds multi-sub-association support, custom Stripe splits, and a dedicated success manager. Contact us if you're in this range.

Is our data ours? Can we leave?

Yes. CSV export of every member, every transaction, every event RSVP is one click away in your admin panel. If you ever leave GetNeighbor, you take everything with you. No data hostage situations, no migration fees.
